Building 101

Building 101 is the “perfect” factory space for adaptation to loft use.  Its large windows and high ceilings deliver dramatic living spaces, and appealing interior features such as sleeping lofts.  The conversion will be highly efficient, yielding an estimated 127,000 net square feet of living space, from a gross square footage of 148,000.

The estimated apartment roster in building 101 would include 82 1-BR units, 47 2-BR units, and 6 3-BR units. The building would include significant Green features, including high performance windows and energy-star rated appliances, high efficiency electric heat pumps for HVAC, condensing washer/dryers in each unit (which reduce energy and water consumption), and solar panels on the roof to provide power for common areas.  These features help attract a segment of renters, and lower the cost of living, enabling higher rent realization.

The neighborhood is currently a transitional one bordering Chambersburg.  It is within easy walking distrance of landmarks such as De Lorenzo’s Tomato Pie Restuarant, as well as thriving Guatemalan establishments such as the Guate-Rico Deli and Mi Tierra.  Proximity to the River Line, Trenton Transit Center, and the Roebling Market are additional pluses.

Construction costs are estimated at $22.6 million, with a total development budget of approximately $28 million.  Building 101 is the “anchor” building for Block 3 and the wire rope district.  It eliminates what is currently a major eyesore in one of the main gateways to Trenton.  Development is essential to successful development of Building 114, and the Wire Rope District generally.

Building 101’s 14’ wide bays, massive windows, and high ceilings make it a nearly “perfect” structure for conversion to stunning lofts.
